House Rules
Introduction
These House Rules set out the etiquette for using Huckletree’s communal spaces and shared services. They’re here to protect the collaborative, respectful atmosphere that defines our community and ensures every member and guest has a consistently positive experience.
We believe that a well-run work environment is essential to the success of every business. These guidelines reflect our commitment to creating spaces where teams can thrive.
They supplement our Day Pass Terms and Conditions, and we ask all Day Pass users to read and follow them. The definitions used in your terms and Conditions shall have the same meaning in these House Rules unless the context denotes otherwise.
Respect Policy
At Huckletree, everyone deserves to feel welcome, respected, and able to do their best work. We're committed to creating an inclusive environment where all members can thrive without fear of discrimination, harassment, or exclusion.
We have zero tolerance for racism, sexism, homophobia, biphobia, transphobia, ableism, or any form of prejudice based on age, ethnicity, nationality, class, gender, gender presentation, language ability, or religious affiliation. Sexual harassment and any abuse of power are completely unacceptable.
By working from our spaces, you agree to treat everyone with dignity and respect. Any conduct that creates an intimidating, hostile, or offensive environment will result in immediate action, up to and including removal from our community.
If you experience or witness behaviour that violates this policy, please reach out to any member of our community team immediately. Our team is trained to handle these situations with care and confidentiality, ensuring swift and appropriate action is taken. Creating a space where businesses thrive starts with ensuring every person feels valued and safe.
Access
Access to your Huckletree location is during business hours 8.30am - 6pm Monday to Friday. During these times our community team is on-site to support you (except during Bank Holidays and the Christmas period). We may alter the access to your home Huckletree location (or any other Huckletree location) at any time at our reasonable discretion.
Huckletree expects that Day Pass users will respect the dignity of other members and Huckletree staff and not harass or degrade others. Content that threatens or is abusive to others will be reported to Huckletree immediately.
Open Plan Etiquette (inclusive of co-working, breakout & kitchen areas)
- Please use these areas with due regard to the rights and interests of other users, including reducing your noise levels (this includes using headphones for calls through your computer, phone, and for music), having regard for the amount of space you are using and your use of the electrical facilities and wireless connections. If you are making too much noise, you may be asked to reduce your noise levels.
- We encourage Day Pass users to use the phone booths for lengthier, noisier or private calls. Phone booths are available for use at any time, without prior booking. Please keep usage up to 1 hour at a time.
- Please don’t use the open-plan areas to conduct large meetings and be aware that we may ask you to move into a meeting room (at your expense) should we discover you are using the spaces inappropriately or preventing other members and their visitors from enjoying the space.
- Please don’t spread out personal belongings in a way that may stop members from working from residing desks.
- Please keep the space you are using tidy and clear of rubbish and any obstructions.
- Please use the kitchen areas as the only designated spaces for eating, and kindly avoid bringing food with strong odours.
Breakout Spaces / Kitchen Areas
- Please be considerate of the wider environment, other members and our cleaning teams when using our breakout or kitchen areas, and always clean up after yourself.
- Please place your dirty crockery and cutlery in the dishwashers after use and use all appliances with care. Our cleaning team are only required to clean Huckletree crockery, cutlery and glassware, not personal food containers. Empty food containers which have not been collected may be discarded on a Friday each week.
- Please only store your food and drink items in the fridges and cupboards that are labelled for member use and ensure that you remove any out-of-date food from these where necessary. Our cleaning teams clear perishable foods from the fridges and cupboards each Friday afternoon, and completely clear out them once a month. Community teams reserve the right to remove any out-of-date or offensive items from the members' fridges at any time.
Bathrooms, Showers & Locker Rooms
- Please treat these areas with respect by removing towels and personal items from shower rooms after use. We reserve the right to discard of any towels and personal items left in the bathrooms immediately, and from the locker rooms if not claimed within 24 hours.
- Please keep bathrooms clean and tidy. Any items other than toilet roll should not be flushed down the toilets.
Health and Safety
- Day Pass users must not do anything that compromises their own safety or that of others while within the Huckletree space.
- Day Pass users must immediately report any injury, potential risk, or danger that they're aware of to a member of the Huckletree team including any worn or damaged equipment to a member of the Huckletree team
- Huckletree reserves the right to ask to remove any items that it, at its sole discretion, determines may be obstructive to others or represent a health and safety risk.
- Fire alarms and evacuations outside of the weekly alarm testing must be treated as a real-time emergency and the correct evacuation procedure followed to vacate the building.
- The use of any Huckletree location to conduct or pursue any illegal or offensive activities is strictly prohibited, and weapons of any kind or any other offensive, dangerous, hazardous, inflammable or explosive materials are strictly prohibited in any Huckletree location.
- Please be advised that for security reasons, we may, at our discretion, regularly record areas in a Huckletree location via CCTV.
Photography / Filming
- We may for marketing purposes take photographs or video footage in our Huckletree Location. These images and footage may include you and by being a Day Pass user you consent to us doing so.
- If you wish to use any of our images of our locations then you should request this in writing to your community team with a copy of the images you wish to use.
- If you wish to take photographs or film within any of our locations you should first complete a photography/filming request form and gain written consent from the community team of the Huckletree location you wish to film in. If these images are to be used publicly, you must also gain written consent from our marketing team via the community manager of your location.
- You agree that any images or material from any document or webpage produced by us (including data, illustrations, designs, photographs, video clips, text, graphics and logos) are owned exclusively by us and/or our content providers. Any use or distribution is prohibited without our prior written permission.
Wellness Areas & Events
- For Huckletree locations that host fitness/wellness events, any Day Pass users wishing to participate must sign a waiver form with the community team.
- Wellness areas must not be used for any type of meetings and be aware that we may ask you to move into a meeting room (at your expense) should we discover you are using the spaces inappropriately or preventing other members and their visitors from enjoying the space.
- Fitness/wellness areas may be designated as ‘quiet’ or ‘tech-free’ zones. Please respect these requests or you may be asked to leave the area.
Alcohol
- Those who are of legal drinking age that choose to consume alcohol should do so responsibly.
Smoking / Vaping
- Huckletree is a smoke-free and vape-free environment. Smoking and vaping are strictly prohibited in all indoor and outdoor areas of our spaces, including terraces and entrances.
It’s important that every Day pass user takes the time to read and understand what’s expected of them.
Any breach of these House Rules by you could lead to a termination of your Day Pass.

Terms and Conditions for Day Pass Users
Day Pass Access
- Day Passes users have access to the co-working and breakout areas, 8.30am to 6pm, Monday to Friday, subject to availability (except during Bank Holidays & Christmas period). We kindly ask you to book any additional day passes in advance on our booking platform (we recommend at least 24h notice).
- Access to co-working area, breakout spaces, and common areas is on a first-come, first-serve basis. To help manage capacity, day pass users may be directed to a specific area within the hub. Allocated spaces are subject to availability and may vary from visit to visit.
- You may be allocated an access card to access our Huckletree location. Lost swipe cards will be charged per item. Swipe cards may only be used by the individual to whom they are assigned.
- Please do not make any copies of any keys, access cards or other means of entry to the Huckletree location, nor lend, share, or transfer any keys or access cards to any third party unless authorised in advance by the Community Manager.
- At the end of your working day, you should return all keys and swipe cards to reception. If any are not returned you will be liable for charges.
- You are responsible for any items provided to you by the Community Team for temporary use, and are liable for replacement fees should any such items get lost, stolen, or destroyed.
- We reserve the right to employ CCTV as a means to monitor the security of members using the workspace
- Day Passes do not include visitor privileges. If you wish to bring a guest (including for a meeting), you must either purchase an additional Day Pass for them or book a meeting room for the duration of their stay. Guests are not permitted to access the workspace without one of these arrangements in place.
Day Pass Packages
- Day Pass packages are available to purchase for use in London, Manchester, or Dublin.
- Manchester and Dublin packages are only valid for the hub they were purchased for and cannot be used interchangeably between locations.
- London packages are sold at a higher rate but are universal - they can be used at any Huckletree hub, including Manchester and Dublin. Please note that the London rate applies even when passes are redeemed in Manchester or Dublin, despite the local rate being lower.
- Day Pass packages can be redeemed by as many people as there are passes available, however no more than five (5) passes may be used in the same hub on any single day (if more are requested, please contact bookings@huckletree.com)
- Day Pass packages can only be used by teams of up to five (5) team members, if your team is larger than five (5) team members please contact bookings@huckletree.com
- All Day Pass packages terms, including booking requirements, expiry periods, and usage limits, apply in line with the general Day Pass terms
Liability
- Huckletree shall not be liable for any loss or damage arising as a result of our failure to provide a service where that loss or damage was caused by a Force Majeure. For the purposes of these Terms & Conditions, “Force Majeure” means, as respects a party claiming same, a condition or conditions beyond the reasonable control of that party, including but not limited to acts of God, mechanical breakdown, internet outage, strike, fire, flood, extreme drought, shortage of supply, disease outbreak, civil unrest, riots, work stoppage, embargo, governmental action or governmental restriction affecting production, or any continuing domestic or international problems such as wars, insurrections or acts of terrorism.
- Other than in respect of death, personal injury, fraud or wilful misconduct, Huckletree shall have no liability to you in respect of any act, omission, neglect, delay or default by us or any of our employees, contractors or agents. For the avoidance of doubt, nothing in our terms and conditions shall be deemed to have the effect of excluding or limiting our liability for death, personal injury, fraud or wilful misconduct.
- We will not in any circumstances have any liability (whether in contract, tort (including negligence), for breach of statutory duty or otherwise) for any loss of business, loss of revenue, loss of profits, loss of production, loss of anticipated savings, loss of or damage to data (or software or hardware), loss due to third party claims, loss of internet access, loss of operation time, loss of goodwill or reputation, loss of opportunity, or for any indirect, special or consequential loss or damage, in any such case howsoever arising.
Cancellation of Day Pass Bookings
- We operate a no refund policy for all day passes bookings. If your booking is cancelled within 24 hours or less prior to the date of the booking, 100% of the fee for that booking shall be payable via cash or credits.
- If a booking is cancelled 24 hours before the booking date and time, a credit will be added to your account to use against future bookings.
- If you book a day pass from a pre-paid package, and you need to move the booking to another day, you will only be able to amend it on our platform not less than 24h before the booking date and time.
- Day Passes expire six months after purchase. Prices are per person, per day, and exclude VAT. Passes must be booked on the portal/website for each day of usage, subject to availability.
- Day Pass packages are not refundable, unless Huckletree can’t accommodate due to lack of availability.
Miscellaneous
- You and your guests agree not to use the name, logo, trademarks, photographs or other identifying features of Huckletree and its affiliates without obtaining prior written approval of Huckletree.
- You are liable for all direct damage (and resulting costs) caused by you or your employees, contractors or agents or by those in your Huckletree Location who are there with your permission or at your invitation, provided that such damage was caused by the negligence or wilful default of you or any such persons.
- You will not use the internet connection to host, spam or access inappropriate adult material or conduct illegal activities. Huckletree requires you to comply at all times with the UK’s Digital Economy Act 2017 (or any equivalent piece of legislation in the legal jurisdiction in which your Huckletree Location is situated) when using the Huckletree workspace internet connection.
- You will not film or take photos for promotional purposes within your Huckletree location, without completing all required paperwork and receiving prior written approval from the community manager of your Huckletree location.
Privacy Policy
From time to time, we would like to contact you with details of other membership packages, events, products, offers and services we provide. You may unsubscribe from these communications at any time. For information on how to unsubscribe, as well as our privacy practices and commitment to protecting your privacy, please review our Privacy Policy.
Governing Law & Jurisdiction
Any dispute or claim (including non-contractual disputes or claims) arising out of or in connection with our terms and conditions, shall be governed by, and construed in accordance with, the law of the jurisdiction in which the Huckletree Location you booked with is situated and you irrevocably agree that the courts of the same jurisdiction shall have exclusive jurisdiction to settle any dispute or claim (including non-contractual disputes or claims) arising out of or in connection with your membership or its subject matter or formation.
Terms and Conditions for Meeting Room Bookings
Meeting Rooms Access
- Our Meeting Rooms are available to book Monday to Friday, 9am to 6pm. For evening and weekend bookings please contact the community team.
- Meeting rooms can be booked by the hour or half-day. Bookings must start and end within the hours listed above unless previously agreed.
- You must vacate your meeting room promptly at the end of your booking to allow for the next user and cleaning turnaround.
Guests
- The number of your guests should not exceed the maximum capacity of the room booked. Capacity is listed on our booking platform.
- You are responsible for your guests at all times. Guests should be signed in at reception on arrival.
- Guests must comply with Huckletree’s House Rules and Respect Policy while in the space.
Booking a Meeting Room
- Meeting rooms must be booked in advance via our website or booking platform.
- Bookings are only confirmed once payment has been received or credits applied.
- Availability is subject to change, and we cannot guarantee your preferred room or time slot will be available until confirmed.
Changes to Meeting Room bookings
- If you wish to make any change to your booking (date, time, or room), you must request this at least 24 hours in advance. Changes are subject to availability.
Cancellation of Meeting Room bookings
- We operate a no refund policy for all meeting room bookings. If your booking is cancelled within 24 hours or less prior to the booking, 100% of the fee will be payable.
- If a booking is cancelled more than 24 hours before the booking time, a credit will be added to your account to use against future bookings.
Catering Services
- Tea and coffee are available and complimentary in the communal kitchen areas.
- If catering is required, this must be arranged in advance with the community team. Outside catering is not permitted unless previously agreed.
- Catering charges apply and must be paid in advance.
